121 E Lake Improvements

This page provides detailed notes on completed improvements and plans for upcoming improvements to 121 E Lake Street.

Desired improvements will be scheduled based on total revenue of the chapter, driven largely by number of members living in the chapter house.

Summer 2009: Major Improvements on All Floors






Dining Room Flooring Replacement


Asbestos testing was conducted in 2007 to assess the risk, options, and cost of replacing the flooring in the dining room. Testing revealed significant asbestos throughout multiple layers of tile and flooring currently in dining room and project was put on hold due to cost of asbestos abatement.



Current plan for this improvement is to cover the dining room floor with a new layer of vinyl flooring, reducing the project cost by avoiding disturbance of asbestos in existing floor. Bid for new vinyl flooring and installation from Home Depot was received on December 26th, 2008 for $8,000.

Basement and 2nd Floor Shower Renovation


The basement and 2nd floor showers of the chapter house are in need of attention and have been deemed high priority. Bids for complete re-tile for both showers will be requested from local vendors during the Spring 2008 and work will be scheduled for 2009-2010 academic year pending total revenue/members living in facility.


2009 : Carbon Monoxide Prevention


Two carbon monoxide detectors were installed on January 14th in the basement of 121 E Lake Street. Carbon monoxide is not a known issue in the facility. The new detectors will enable us to be immediately aware if a carbon monoxide problem ever develops in the facility.

2009 : Fire Monitoring System Maintenance


In October 2008, five smokes and one horn on the fire monitoring system were deemed unreliable and were immediately replaced. Security & Sound completed the work for a cost of approximately $500.

2009 : Dining Room Fixtures and Painting


After the Fall 2008 semester, flourescent light fixtures in dining room were all in extreme disrepair and replaced with new quality fixtures that utilize energy efficient bulbs. CDS painting was contracted to paint the dining room and foyer ceilings. Project was completed on Friday, January 5th, 2009.

2008 : Full Exterior Paint Job


During the summer of 2008, Colorado Gamma contracted a full exterior paint job of the 121 East Lake St Chapter House. All wood, including window frames, columns, and flashing was repainted to their original vibrant white. Project was awarded to CDS Painting. Total cost of project was $5,875.

2007 : Complete Gutter Replacement


In November 2007, due to aging and draining problems, all gutters on the 121 E Lake facility were replaced. Project was awarded to A Plus Systems. Total cost of project was $2,534.

2006 : Basement Fire Escape/Easement Window Project


In early 2006, the AVC decided to take on a proactive safety improvement for the 121 E Lake facility.

All basement rooms down the east basement hallway had 1 ft x 2 ft room windows for evacuation in the event of an emergency. An easement window that meets all current fire codes was installed in the last room (Watergate) of the basement east hallway. The new fire escape window in the last room provides a better evacuation option for all members living in this wing of the facility.

A preliminary engineering plan was completed by Secure Foundation, which was reviewed by Archie Lind '63. Permits were required from the City of Fort Collins, completed by Doug Braden '78. ABC concrete completed the work in August 2006. Secure Foundation completed a final inspection report after the work was completed, required by the City of Fort Collins.

Through this project, we also took the opportunity to create a concrete pad around the new easement window, graded away from the foundation. The sand in the backyard and grading challenges have caused persistent problems related to water collection/penetration near the foundation.



The concrete pad was extended to the alley in order to allow storage of the trash dumpsters inside the backyard gates that can be rolled out by trash collection vendor. Trash collection vendor confirmed that they would empty dumpsters if they were stored in the backyard instead of in the alley. This decision was also made to mitigate problems with public dumping of trash in our dumpsters and notices/fines from the city for trash overflowing the dumpsters. The chapter was responsible for this overflow that commonly littered the alley regardless of the public dumping problems.

In the three years since this project was complete, it has been effective at meeting all of our project goals. We improved the safety for basement resident through the new fire escape, eliminated the water leaks at this cold joint, and have virtually eliminated public dumping in our trash receptacles and associated fines from the city. The total cost of this project was $11,129.

2006: Oak Trees, Front Yard


To improve the aesthetics and provide shade coverage (long-term) for the large front yard of the chapter house, two oak trees were installed in the front yard near Lake Street, equidistant from the front door and framing the in the columns/Pedro deck. Total cost of this project was $400.

2005: Resident Scholar Suite Renovation


To improve the resident scholar accommodations and support our Resident Scholar Program, the AVC completed a significant renovation of the Resident Scholar Suite in June of 2005 (formerly House Mother Suite through the 1970s, Presidential Suite through Spring 2000 semester). Carpet was replaced, painting was completed, windows replace, and bathroom was renovated. Lombardi Windows completed window replacements and Reising Remodeling all other work. Total cost of project was $4,665.

2005: Kitchen/Dining Room Improvement, New Dishes


Diminishing and aging dish inventory was replaced with all new Correll dishes in August 2005. Total cost of project was $336.

2005: Living Room Furniture Replacement


Due to all living room furniture (couches and chairs) being in severe disrepair, all living room furniture was replaced. Three matching full size couches and one love seat were purchased from American Furniture Warehouse and delivered in August of 2005. Total cost of project was $1,486.

2004: Living Room Hardwood Restoration


To address worn and stained carpet in living room, the AVC undertook an improvement project that would provide a lower maintenance and longer lasting flooring solution for the living room. The underlying hardwood floors were discovered to be in fair condition and two undergraduate members with exceptional skills in woodworking were hired to restore the original hardwood floors.

The project resulted in a significant improvement to the aesthetics of the living room and have needed only minimal maintenance in the 5 years since.

2005: Kitchen/Dining Room Improvement, New Chairs


Gently used chairs were purchased from a sorority to replace the folding chairs used in the dining room of the chapter house.
