HOA Operations and Board of Directors

This forum topic is a place for residents and those with a vested interest in the Brooks Tower HOA operations.

2008 HOA Board of Directors Election I believe the biographies for
candidates to the HOA Board of Directors will be distributed in the coming
weeks, but I was hoping we could get some dialogue started on the election
early.

Is anyone on this forum planning to run for election to th Board of
Directors?

I am concerned about having a Board of Directors that acts in the best
interests of all homeowners and are considerate of the needs of all
homeowners. I would like to see a Board that is in tune with the many types of
homeowners and a Board that does not approach business with strong
ethnocentrism. While this term is often used in referring to global culture,
it applies to our microcosm of the world at Brooks Tower.

Even within our building, there are a broad array of values, culture,
behaviors, economic conditions, etc. William Sumner, who coined the term
"Enthocentrism" defined it as the viewpoint that "one's own group is the
center of everything". While we must have a common set of rules to live by at
Brooks, we need a Board that represents different types of owners. Even if the
Board members have a lot in common, they must recognize this and strive to
understand owners that are different from themselves and have different
priorities.

I will not address the Elevator Modernization Assessment in this topic as it
is well covered in another thread, but I will provide another example. The
approved hours for doing any improvements on a unit at Brooks Tower is
Monday-Friday from 8am to 5pm I believe. This is great for owners who have the
financial means to pay for a general contractor but leaves those who work
standard work hours and don't make a great deal of money out of luck. The
current approved construction hours leave the second type of owner with a
choice of taking time off of work to do improvements to their home (and we've
already established that they probably don't have a lot of discretionary
income, making this unrealistic) or the choice of violating the Rules &
Regulations. This is one example where a rule change could be made to be more
considerate to owners who have different types of needs.

I look forward to meeting the candidates for the November election and
having some good discussion on these issues.

Is there any chance of adding Saturdays to the allowable work hours? I've got
a renovation that needs to be done. I'm a student without the luxury or the
justification of hiring a 9-5 contractor to do all the work.

2008 Pro Forma Budget

So, the HOA would like to make the high HOA Dues at Brooks Tower higher with
a 5% increase. Personally, I might be alright with this increase if the board
didn't take an additional $2,050 from my in 2007 for their elevators. I think
I am going to vote no on the budget as I would like to see some expense
management/reduction.

What does everyone else think about the 2008 budget and proposed Dues
increase? It looks like the meeting is on November 11th and I won't be in town
so I would love to see some discussion the bulletin board about the budget and
the three Board seats up for election.

What was the outcome of the HOA's plan to raise HOA fees? I believe the annual
meeting was held early this month and the increase in HOA fees was voted on
there. Does anyone have an update?

I'm away from Denver on business and I was wondering when the HOA Annual
Meeting will be held this year and whether it will be held at at the DPAC
again. If any fellow owners could post the date, time, and location of the
2008 HOA meeting, I'd appreciate it!
