All real estate advertised herein is subject to the Federal Fair Housing Act and the State Fair Housing Act, which Acts make it illegal to make or publish any advertisement that indicates any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin. W303, Inc., hereafter W303, will not knowingly accept any advertising for real estate that is in violation of the law on W303.COM, hereafter WEBSITE. All persons are hereby informed that all dwellings advertised are available on an equal opportunity basis.

Limitation of Liability

W303 is not liable for the claims made about any listing herein.

You agree not to post, email, or otherwise make available Content:

that constitutes or contains any form of advertising or solicitation emailed to the WEBSITE users.
that is unlawful, harmful, threatening, abusive, harassing, defamatory, pornographic, libelous, invasive of another's privacy, or harms minors in any way.
that harasses, degrades, intimidates or is hateful toward an individual or group of individuals on the basis of religion, gender, sexual orientation, race, ethnicity, age, or disability.
that impersonates any person or entity, including, but not limited to, a W303 employee, or falsely states or otherwise misrepresents your affiliation with a person or entity.
that includes personal or identifying information about another person without that person's explicit consent.
that is false, deceptive, misleading, deceitful, misinformative, or constitutes "bait and switch".
that infringes any patent, trademark, trade secret, copyright or other proprietary rights of any party, or Content that you do not have a right to make available under any law or under contractual or fiduciary relationships.
that constitutes or contains "affiliate marketing," "link referral code," "junk mail," "spam," "chain letters," "pyramid schemes," or unsolicited commercial advertisement.
that advertises any illegal services or the sale of any items the sale of which is prohibited or restricted by applicable law, including without limitation items the sale of which is prohibited or regulated by law.

Privacy/Contact Policy

W303 collects e-mail addresses and property address information for the purpose of communicating with members for administrative purposes, routing rental inquiries, and for distributing designated updates to the W303 site. W303 reserves the right to send e-mail to the designated contacts of active properties at a maximum frequency of seven days apart related to W303 site news, general rental market information, or view statistics related to their property(ies). W303 may send one e-mail per seven days for each active property listed. These communications may include advertisements for complimentary products, but advertisements will never be the sole content of any communication.

Property contacts who have an Inactive Property in the W303 property database or who have listed and deleted a property listing may receive no more than four communcations per year of the aforementioned content. W303 reserves the right to compile deleted property listings for purposes related to analysis of the W303 site usage and marketing/promotion planning. W303 also reserves the right to send no more than four print advertisements per year to property addresses submitted to our service. W303 will not sell or distribute any information from property listings submitted through any of the WEBSITE to anyone not working within the W303 organization. Consultants of W303 will be required to sign a confidentiality agreement that explicitly states the confidentiality of all property listing information and of its acceptable uses, but will have access to current and historical property listing information.

W303 will also have rights to continue to use listing information after the listing has been made inactive or removed. No contact information will be available after the listing has been made inactive or removed, but all other listing information may be used by W303 for an indefinite period of time at the discretion of W303.

Google's use of the DART cookie enables it to serve ads to your users based on their visit to your sites and other sites on the Internet.
Users may opt out of the use of the DART cookie by visiting the Google ad and content network privacy policy.

Security Policy

By using a W303 website or any subdomain of those websites, the user is releasing W303 from any liability related to security penetration. W303 has taken reasonable steps to protect users from security exposure by utilizing a secure mysql database and accessing this database through php scripts which securely access the mysql database in which any sensitive information is stored. The user assumes the risk of information exposed while in transmission and any exposure from unauthorized access of the WEBSITE databases. The user is waiving W303's liability of any and all damages relating to use of the WEBSITE. We foresee no likely security risk in using any the WEBSITE.

Links Policy

The WEBSITE contains links to other non-W303 Internet sites. We do not endorse, approve, or certify the information on these sites, and we do not exert editorial or other control over them. We do not guarantee the accuracy, reliability, quality, completeness, or timeliness of any information on these sites. Other sites not directly affiliated with W303 may link to our site on their own Web site. We do not guarantee the accuracy, reliability, quality, completeness, or timeliness of any information on these sites.
